2. Feasibility & Site Analysis (Critical Stage)

Purpose: Reduce risk before committing to full design.

  • Site constraints analysis (setbacks, services, access)

  • Yield and compliance assessment

  • Preliminary build cost alignment

  • Early consultant input (planner, traffic, services if required)

  • Go / No-Go decision

3. Concept Design

Purpose: Turn feasibility into a buildable vision.

What happens

  • Functional layout planning

  • Massing, scale, and site response

  • Preliminary elevations and design intent

  • Client feedback and refinement

  • Concept drawings

  • Initial design presentation

Outcome

  • Approved concept ready for planning submission

4. Planning / Development Approval

Purpose: Secure statutory approval.

What happens

  • Coordination with town planner

  • Preparation of planning drawings

  • Consultant coordination (traffic, acoustic, heritage, etc.)

  • Council submissions and responses

Outcome

  • Planning approval (DA / DAP / Development Approval)

5. Design Development

Purpose: Convert approved concept into detailed, coordinated design.

What happens

  • Detailed layouts and dimensions

  • Building code and compliance checks

  • Consultant coordination (structural, hydraulic, electrical, fire)

  • Constructability and cost efficiency reviews

Outcome

  • Fully coordinated design ready for documentation

6. Construction Documentation

Purpose: Provide everything required to build accurately.

What happens

  • Detailed construction drawings

  • Specifications and schedules

  • Coordination of consultant drawings

  • Issue of IFC (Issued for Construction) set

Outcome

  • Clear, buildable documentation

  • Reduced RFIs, variations, and delays

7. Building Approval / Permits

Purpose: Achieve final construction approval.

What happens

  • Liaison with building surveyor / certifier

  • BCA / NCC compliance documentation

  • Approval conditions addressed

Outcome

  • Building permit issued

  • Ready to commence construction

8. Tender & Builder Support (Optional)

Purpose: Help select the right builder at the right price.

What happens

  • Tender drawing issue

  • RFI responses

  • Tender comparison support

  • Value engineering advice (if required)

Outcome

  • Informed builder selection

9. Construction Phase Support (Optional but Recommended)

Purpose: Protect the design intent during build.

10. Project Completion
